Since 14 December 2007 all homeowners selling their house require a Home Information Pack (HIP) in order for the property be put on the market. The HIP, consisting of a collection of documents, searches and the Energy Performance Certificate, belongs to the homeowner and not to the estate agent which means it can be taken from one agent to another and to the solicitor of your choice. Estate Agents are under an obligation to show a copy of the HIP to all genuine prospective buyers.
Our Domestic Energy Assessor will meet with the homeowner to carry out the inspection necessary for completing the Energy Performance Certificate (EPC) and at the same time can explain the benefits of the HIP, the intended purpose of documents in the pack, how these documents can increase your chances of a speedy sale and when the HIP will be available. This visit usually takes approximately one hour.
